A: Yes, we are licensed in the State of Florida as well as members of the National Association of Residential Property Managers and the National Association of Realtors.

Q: What type of properties do you manage?
A: We manage single-family homes and small multi-family complexes in Osceola County and the surrounding areas.

Q: Do you use a well written lease agreement?
A: Yes, all of our leases are prepared by an attorney at no additional cost to you. This ensures that all terms of the lease are legal and enforceable.

Q: Do I get to see the lease or sign it?
A: An example lease is provided for you to review. You will sign a Specific Power of Attorney which gives us the authority to sign leases on your behalf.

Q: How long of a lease do you sign?
A: Unless otherwise discussed, all leases are for one year.

Q: How much security deposit do you charge the tenant?
A: Typically, we require a security deposit equal to one months’ rent. We reserve the right to charge a higher deposit if we deem it necessary after reviewing the tenants completed background screening report.

Q: Who holds the tenant security deposit?
A: Tenant security deposits along with any advanced rent is held in our non-interest-bearing escrow account. This is done in accordance with the Florida Statutes.

Q: How is rent collection handled?
A: Tenants have the ability to make online rent payments through their tenant portal or they can drop off or mail their payment to our office.

Q: Can you put the rent proceeds directly into my account?
A: Yes, our system allows us to direct deposit your proceeds into your account each month. It is our goal to deposit your proceeds or send out your check by the 15th of each month.

Q: What type of reports do I get and how often?
A: Monthly and year-end statements are available through your owner portal which can be accessed 24/7.

Q: Do you handle Evictions?
A: While we do not have to handle many evictions, we are equipped to do so if the need arises. The attorney who prepares our leases offers reduced rate evictions for non-contested evictions.

Q: Do you sell real estate too?
A: Yes, we work with buyers and sellers.
